Hey all! In the process of buying a home, and having some weird random issues with various banks. PayPay bank won’t approve a loan with any renovation costs included and SBI won’t pay out a loan unless renovations(covered by the loan) are completed before the loan is paid out (which how would that even work because the house isn’t legally ours until the loan is paid out to the previous owner who is still living there??). Can’t use flat 35 because the house isn’t like “earthquake certified”. We still have a few pre-approved options, but looking for recommendations. Using just one income, under ¥5mil per year so can’t use some of the larger banks who have that as a minimum salary requirement.

Where did yall get your home loans and were any particularly quick on turnaround time?

Added info, house is in Sapporo, approx ¥1450万 yen, somewhat older (1989), needs ¥100万 in renovations.
