Mold/mushrooms started growing in my "luxury apartment"

Hello all! We have lived in this apartment for a little under a year and a half, located in Westlake, OH. On move in day, a wall in the main hallway of our apartment had a bad water leak that we had to report to management, along with some other issues with the apartment that delayed our move in about 2 weeks. They assured us they fixed the problem, and compensated us for that month. Basically, they never actually fixed the water leak, as they had to come back again months later and "fix it" again when we noticed water leaking through the floor boards. Then had to come back a third time in December when we noticed literal mushroom growing from under the baseboard, and water leaking through the floors again. This time they had to come tear out the wall, spray for mold/fungus, and drywall and sand entire wall. All why we were in the apartment btw because we work remotely. This took about 2 weeks.

This time we demanded compensation, to which they said they will give us 1/4th off our next rent payment or they will let us break our lease without penalty and move. We are trying to buy a house in 6 months and don't want to move. But living here has been a disaster. I'm wondering if it would be worth it to take this small claims, or if I should just accept the 1/4th off - or just say F it and find someone new. Thoughts/advice?
